LEGAL DETAILS OF THE LEASE

The stay at Punta de Vistalegre is subject to Spanish law applicable to this type of lease, by means of the signing of the temporary contract below:

TEMPORARY LEASE CONTRACT

I.- XXXXXX, with its registered office in the street calle Babord nº 24 , in the town of Portocristo, in the municipal district of Manacor (Mallorca), with fiscal registration code C.I.F nº XXXXXXXX, has a rural property available, whose owner has approved that it be leased out. The property is named "Punta de Vistalegre", it is suitably furnished, and it is located in the district of Manacor, plot 17, area 18.

II.- XXXXXX,. has agreed with Mr/Mrs/Ms ..............................................................., of legal age, and resident at (street)...................................... (town/city)........................................., (country)............................................, with passport nº .............................., the following temporary lease contract, in accordance with the following points:

STIPULATIONS

One.- The property that is the object of this contract is a dwelling located on the rural estate described above.
Two - The lessee wishes to rent this property only for the indicated period, and only as a holiday residence, without this stay being in any way habitual.
Three.-The occupation of the aforementioned estate will be from the date. .......... to the date......... This lease period is not subject to any form of extension.
Four.- The cost of this lease will be .......euros (including 16% VAT) for a stay of .......days, which must be made to the lessor at the moment prior to occupation.
Five.-Once the reservation has been confirmed by the lessor, 10 % of the total cost of the lease must be paid into a current bank account that will be detailed at the time, thereby validating the reservation, this being on the condition that the payment is made within forty-eight hours of the reservation being confirmed.
Six.- On the termination of this contract, the lessee is obliged to return the house keys and leave the property.
Seven.- Included in the lease are furniture, household equipment and items fitted in the aforementioned rural house.
Eight.- The lessee will confirm that the house has been received in perfect condition and is committed to leaving it in an identical condition on the termination of the contract, they being responsible for the repair of any damage and/or replacement of any losses which are attributable to them.
Nine.- The water and electricity supplies, central heating and the cleaning service are to be paid for by the lessor.
Ten.- The lessee is obliged to replace the losses and repair the damage referred to in stipulation 8.
Eleven.- This contract is expressly exempt from that contained in the Urban Leasing Law (Ley de Arrendamientos Urbanos).

In accordance with the above, the two parties hereby sign two copies of this temporary lease contract in Manacor, on ……..(day)………(month)....(year).
